INDUSTRIAL PROPERTIES

Industrial properties represent the core of GBPs investments due to the moderate risk that derives from their low operating costs and high demand. This asset class represents a lower risk when compared to hotels, retail, multi-family and office properties. This also means that there is high demand from investors, which drives prices high and returns low. By doing research on off market deals, GBP has been able to acquire premium properties with better than market returns. By diversifying between primary and secondary markets we are able to achieve double digit returns for our investors.

At GBP we always focus on strong market locations, our buildings represent more than just working spaces to our tenants. Before acquiring a property, extensive research and analysis is made to improve the possibilities of retaining tenants, thus minimizing our exposure to vacancy.

About GBP

GBP Properties is part of Edificaciones Benavides, SA de CV (EB) a Mexican Corporation founded in 1990 by Farmacias Benavides (BMV: BEVIDESB) to independently manage and own the real estate required for its retail and distribution operations. At the time, Farmacias Benavides was the largest drug store chain in Mexico, with more than 800 pharmacies nationwide and multiple distribution centers. Farmacias Benavides is now part of Walgreens Boots Alliance.

GBP Operations

In 2009 GBP Properties was incorporated to solely focus in the U.S. real estate market. Since then GBP has acquired or developed over $500 million of Industrial, Office and Hospitality assets.

EB and GBP currently hold combined assets in Mexico and the U.S. of more than $800 million dollars.

Today we operate from our offices in Monterrey, San Antonio, Dallas and Houston.

MAURICIO A. BENAVIDES

CEO | Mauricio has been involved in Real Estate development since 2001. Between 2001 and 2019 developed and managed over two million square feet of industrial buildings and several thousand residential lots. In 2009 founded GBP Properties, focused on real estate investments in the U.S. Since 2019 Mauricio lead the acquisition of over $450 million dollars in properties in five U.S. states.

IGNACIO VILLARREAL

Investor Relations | Since 2010 Ignacio has been developing Real Estate, achieving multiple transactions and joint ventures on housing, industrial and commercial projects. Since 2017 he has been involved with GBP Properties establishing investment relationships and managing communication with a broad number of investment groups across the United States, México, Europe and South America.

JOSEPH WILSON

Acquisition Manager | Joseph C. Wilson is a licensed Texas real estate broker, with 20+ years of experience in large-scale commercial real estate. His career began in Mexico City, first as a broker for Cushman and Wakefield, then as Owner/Operator of Borders South Consulting Inc. There he was the exclusive broker for DHL Exel Logistics throughout Mexico and Central America.He holds a B.S. degree in International Trade and Economics from Texas Tech University.

JONATHAN SELLERS

Acquisition Manager | Jon Sellers began his real estate career in 2000 at Invesco, as senior project analyst and member of the executive valuation committee. Jon earned the coveted Solutions Builder award in 2005. As CFO of The National Realty Group in 2006, he was responsible for over $150 million dollars of development across Houston, becoming one Houston's largest privately owned commercial real estate firms. He is a graduate of Texas State University with a bachelor's degree, double majoring in Business Administration and Accounting with a focus in real estate finance.

WHITNEY TAYLOR

Senior Property Manager | Whitney Taylor started her Property Management career in Dallas Texas during the year of 2002 managing third-party and owner managed portfolios. Her responsibilities include budgeting, reconciliations, building and maintaining strong tenant relationships, overseeing financial functions and maintaining excellent owner - tenant relationships. Whitney has accumulated broad experience in due diligence and building sales and purchases procedures over the past 7 years.

ERIKA TRILLCH

Senior Property Manager | Erika Trillch started her career in 1997 as an Office Manager, she now has more than 23 years of experience overseeing office operations. Her collaboration with GBP enables the management to maintain up to date verified financial accounts. She is a Business Administration graduate at the Sabel Handels School in Munich Germany.

MARIO LABORIN

Independent Advisor | Founder of Mercado Mexicano de Derivados, Mario Martín Laborín Gómez is a businessperson who has been the head of 6 different companies and currently is Chairman at ABC Holding SAPI. He is also on the board of Vitro SAB de CV and Goldman Sachs Mexico Casa de Bolsa SA de CV. In his past career he occupied the position of Chief Executive Officer at Grupo Vector, Chief Executive Officer for Banco Nacional de Comercio Exterior SNC, Chief Executive Officer of Bancomer SA, Chief Executive Officer at Nacional Financiera SNC.
